Not only do you need to know what you qualify for based on your current debt, and the property taxes, but it is unfair to have sellers prep their home for showings of unqualified buyers. As a full time Realtor for 17 years, I will not take buyers out that refuse to qualify. Why? I feel it is unethical, wrong and gives both buyers and sellers false hopes. If I take a buyer to a home worth $375,000 and property taxes are 14,000 and they qualify for no more then 325,000 with taxes being $9,000 I have not done a good job. Now the buyer will compare and expect a 375,000 home for the lower price which isn't possible. The seller has prepped their home for what they thought was a qualified buyer.
